It is normal to feel nervous about the largest investment most will ever make- the purchase of a home. I have seen buyers who worry that they are looking at too many homes, or not looking at enough. Some buyers fear being too picky and will look at everything for fear of missing out (#FOMO). Many buyers come to me after working with another agent who waste valuable time and money on inspections and dead contracts. Some home buyers are simply afraid that they’re not doing it “right.” So what is too many homes to view? What is too few? First – take a deep breath and exhale slowly! It is my job as your Realtor to guide you, and that means to focus on our goal: We are going to find your home!
How many houses does the average person view?
The average home buyer will view 10 homes before making an offer, according to research by the National Association of REALTORS®. On average, the home search process takes 8 weeks. We can hear some of you saying, “Only 10 homes? That’s crazy! How can you find the best home out of only 10 houses?” Don’t worry – finding a home isn’t about fitting into some secret formula, it’s about finding the right home that fits your needs. Every client is unique: I have shown one home and wrote up an acceptable contract; other times I have shown countless homes; and yes we are still looking for the perfect home.
When working for my buying clients, it’s all about building a plan; its about discovering your needs, and what matters to you most to find the home you will love. Sometimes I have had clients even surprise themselves and completely change direction halfway through the process – because what the home buyer thought he/she/they wanted in a home, isn’t actually what he/she/they need.
The Secret of Successful Home Buying….
The secret of successful home buying is not about the number of homes you view. Home buyers need a Realtor that will work with you to define the criteria you’re looking for, to understand your wants versus your needs, an agent who understands your motivation to buy, and an agent who knows the local market inside and out. There are a lot of homes out there and narrowing down your choices to homes that truly matter to you will help you from spending countless hours looking at homes that just don’t interest you. If you find yourself feeling like you’re just spinning your wheels, stop and sit down with your agent and talk some more about what it is that truly matters to you. Sometimes it’s all about taking a step back and looking at it all again before heading back out to view more homes.
What I tell my home buying clients to make sure we narrow their criteria down to be more specific. That way when you look at homes online, you’re looking at the right homes, , so you can make your decision much, much faster.
